4 Sided Inspection (Home)

Why Is This Important?

Without the mobile homes and the income there is no mobile home park! Although we don't own the homes, we go to great lengths to ensure their long-term viability. If a home falls into disrepair, we need to "get on it" and quickly as small problems will balloon into larger ones overnight. If we let just one tenant "slide" on their home maintenance others will follow. If unchecked, this starts a downward spiral that can be very difficult to remedy. It's for all these reasons, if tenant does not maintain their home to our standards, they need to find another place to live.

What Does Success Look Like?

Success means that when we drive through the park the homes are all tidy and clean. This means the roofing, windows, skirting, stairs, decking, trim, railings, doors and everything else is undamaged, painted and in a neat, attractive and good operating condition. There are no broken stairs, handrails or windows. The home has sufficient paint to protect it from the elements. The skirting is in place around the entire home, it's a uniform material and painted to match (or contrast) the body of the home. The carports supports are all in place and undamaged (bent.) If some homes have one or more of these conditions, the manager has already discussed with the homeowner and is working to resolve.

Key Success Objectives

  • The manager will complete a 4-sided inspection of every home once per year

  • The inspection results will include photos of all 4 sides and  areas of specifc concern and notes, which will be uploaded to the park cloud drive

  • A minimum of one 7 Day Notice will be served in the park each month from 10/1/20 to 12/31/21, to a new tenant
