Beyond scheduled maintenance there's a list of capital improvements that will need to be completed at some point in the future. If we don't have a list, don't know the cost and can't fund the expense when necessary, it could be inconvenient for the tenants, expensive and may strain the parks financial resources and it will surly be stressful for everyone involved!
Success requires the manager to look "big picture" at the park as a whole and develop a list of future capital improvements. This list should include all major components of the park like the clubhouse roof, roads, drainage, large stands of trees, underground plumbing and electrical systems, pedestals, water spigots, lighting, wells and related subsystems, septic and related subsystems, etc... Once a year this list should be reviewed with the offsite managers.

Prioritize the list as to what what's most likely to need attention, first
Talk with a vendor ot two about the job and get a rough idea as to the process, time and cost to complete the repairs
Review this list a minimum of once per year with the offsite manager
